Finally!!!  I have hot water.

And a relatively tidy flat. 

Seem to have pulled out of that depressed state I was in.

Works quite nicely. Although a few weeks back I was so depressed I couldn't motivate myself to do anything. Even when I managed to get started I just gave up.
