Had a look at somewhere to stay for next year. 

Plus side over Val's place is that it's a lot cheaper, cleaner, has a larger room, the landlady can actually have a 2-way conversation, has a better cooker, a second toilet, a shower that presumably works, is more likely to have knives that cut and wi-fi that works, and will be easier to park.

Downside is that it's no longer walking distance from work, and I lose out on the free TV. 

Trying to work out if there's any reason no to take it.

Sounds great! How far is "not walking distance"? Is there any public transport option?

5-10 mins from the station. Very short journey (Knebworth) 15-20 min drive. Depends how I feel like travelling. May even be a bus service. Short rail fares tend to be expensive.

6 miles or so and pretty flat, so sounds reasonable.

I know somebody with a 1-bed unfurnished flat that might be available for £600 per month (bills etc included), but I'm guessing that's far too expensive - it is too much for me.

Way too much. £450 is my absolute limit. And want that to be in walking distance.
